Energy-efficient renovation of historic buildings in a district concept

The settlement "Margarethenhöhe" in Essen, which was built between 1909 and 1933, consists of mainly listed buildings. The project aims to develop a district concept that goes beyond roof insulation and the replacement of windows and integrates renewable energies. In addition to simulations, investigations of the possibilities on site will be used to develop the concept. Selected renovation modules will be implemented and evaluated.

Summary

The buildings of the Margarethenhöhe contain mostly uninsulated brick masonry and uninsulated roofs, some houses have only single-pane glazing. The heating systems are not uniform and range from gas central heating to electricity heating. Due to the protection of historical monuments, the renovation may not include any measures that change the shape or the building substance.

The first step of the project is to carry out an analysis of the existing buildings, to be followed by energy requirement calculations. By simulating the building envelope and a thermal building simulation, the data basis for the renovation concepts will be established. The following techniques could be suitable for the energetic refurbishment:
- Energetic upgrading of the building envelope with insulating plaster
- Heat transfer with low heating temperature media
- Heat generation by means of micro heat pump
- Electrical and thermal energy through activated roof tiles
- Building-related and neighbourhood-integrated storage of electricity
- Building-related and neighbourhood-integrated heat storage
- Communication networks for digital district networking
- Energy-efficient LED technology
The potential of combined heat and power plants is also analysed.
Subsequently, models for the interaction of the different technologies and control concepts are designed. Business models are to be developed from the findings. Finally, the concepts will be implemented with scientific support. The renovation measures will be supervised and a monitoring for self-regulation will be carried out. The project also aims to gain knowledge about the transferability of the measures and publishes recommendations.
